Introduction
This is an access statement for Royal Park Guest House, 16 Crescent Gardens, Bath. We are a four bedroom guest house offering en-suite bed and breakfast accommodation to tourists and business travellers in central Bath. We offer a warm welcome and endeavour to cater to the needs of all our guests. We offer an extensive breakfast menu made with fresh local produce. Vegetarians and all dietry requirements are catered for.

Pre-Arrival
• We are located in on the A4, just off Queen Square in Bath City Centre. We have 4 en-suite rooms, none of which are on the ground floor.
• There are 2 Bus Stops both within 100m of our house. Both accessed by a level concrete pavement.
• We can organise taxis from Bath Spa Train or Bus Station or Bristol, Heathrow or Gatwick Airport .
• The main Bath Spa Station is only 5 minutes away by car.
• There is a local taxi service and we can make bookings for you.
• The nearest Shopmobility shop is at 7-9 Lower Borough Walls, Bath. Tel: 01225 481744

Arrival & Car Parking Facilities
• On arrival to the property we ask guests to come to the front door where we will show you how to access the Car Park at the rear of the house. There is ample space for 3 cars.
• The surface of the Car Park is gravel and there is an automatic security light that comes on after dusk.
• We have secure lock up facilites for bikes at the rear of our house.
• The pavement to the house is flat, there is a slight slope to access the lane to the car park.
• The distance from the Car Park to the front of the house is approximately 50 metres on a tarmac surface.
• There are 3 steps (6.5cm each)from the pavement leading up to a very slight slope to our front door. The steps are marked with white paint and there is a sturdy hand rail all the way up the path. Access to the house is up 2 more steps which are 6 and 4.5cm high.
• We can assist all with luggage.
• All guests must come to the Front Entrance of the house.
• The property is located on the A4 on the right hand side as you are leaving Bath city centre.
• There are signs on the Car Park wall, the back gate and a big hanging sign at the front of the house which displays our phone number.

Main Entrance, Reception & Ticketing Area
• The Front door has a push bell. This can be reached from an average adults height.
• The Front Door is always locked but can be opened from within.
• Guests will be given a Front Door key upon arrival.
• The Front Door is 92cm wide.
• The Front Door has two steps 6 and 4.5cm high.
• On the reception desk there is our tariff displayed in a frame in font size 12.
• On entry to our home there is a hallway 5.3 long x 1.4cm wide.
• The main hallway is carpeted with a brush door mat in the immediate hall area.

Public Areas - Hall, Stairs, Landing, Corridors etc
• Our corridors to the Ground Floor and breakfast room are 104cm wide
• Corridors have neutral colours and are well lit throughout
• The flooring on the Ground Floor is carpet
• The stairs are all carpeted. There are 11 steps from the Ground Floor to a small landing and then another 4 stairs to the First Floor. From the first floor there is 9 stairs to a small landing and then another 7 stairs to the 2nd floor. There is a solid wooden handrail all the way up. The stairs are 76cm wide, 19cm high.
• Dog water and water Bowl are available on request.
• The Breakfast Room is the only room on the Ground Floor .

Public WCs
• Bedrooms are En-Suite but no public WC is available.
Restaurant / Dining Room, Bar & Bar area, Take Away & Cafe
• Breakfast is served in the breakfast room on the Ground Floor
• There are no steps into the breakfast room. There is one door in to the Dining Room. Door width when open 74cm
• Furniture is flexible and can be moved upon request
• Tables have under space of 63cm or 73cm high. There are chairs with and without arms which can be moved to accommodate.
• The breakfast room has carpet on the floor.
Conference & Meeting Rooms, Banqueting
• Guests can use the Breakfast Room for meetings by prior appointment. If a group are staying and they would like to meet in the Breakfast Room during the day we can organise lunch by prior appointment.
Bedrooms & Sleeping Areas
• There are 4 en-suite bedrooms. Three on the first floor and 1 on the second floor .

• FIRST FLOOR BEDROOM (Room 2)
• (Twin Bedroom with En Suite Shower)

• Refreshment tray with Kettle, cups, saucers, tea, coffee, sugar, milk & biscuits
• One easy chair is provided in the room. In addition there is a fitted wardrobe, dressing table, 1 bedside table and a luggage rack.
• There is an En Suite shower room with shower over the Bath (see below for details)

• One large window with full length black out blinds.
• FIRST FLOOR BEDROOM (Room 3)
• (Large family Bedroom with En Suite facilities)
• From the main stairs there is a corridor to the other two bedrooms.

• There is a double and single bed in this room with plenty of room to add an extra bed for a child.
• Furniture is moveable upon request
• Beds are 50cm high at mattress height
• Television with remote control
• Refreshment tray with Kettle, glasses,cups, saucers, tea, coffee, sugar, milk & biscuits
• One easy chair without arms is provided in the room. In addition there is a wardrobe, dressing table with stool, occasional table, 3 bedside tables & a luggage rack. There is also a two seat sofa.

• Within easy flat walking distance of the property there are many attractions for visitors. These include The Roman Baths, The Postal Museum, The Thermae Spa and Bath Abbey. A short drive away is Longleat House & Safari Park, Bristol Zoo and National Trust Properties. Close by is Canal Walks, Bike Hire & Horse Riding

• We can cater for intimate weddings, birthday parties, family gatherings & relaxing friends breaks
• Assistance Dogs are welcome
• We have Wifi Internet Access throughout the house
• Mobile Phone reception is generally good
• We are a no smoking house
• We can put some food items in our main fridge on request (Not available 24 hours)
• We are able to use the Front & Back Door in the need of evacuation. If you require more assistance for evacuating please notify us upon arrival e.g.: hearing impaired
• We would be glad to make dinner reservations for you and can make suggestions on several restaurants close by
• Extra beds are available to go into the family rooms upon request. We also have a cot and high chair for our smaller guests
